15SummerHillFlourMillwww.hassellstudio.com.auHassellhasdesignedaproposalfortheSummerHillFlourMillandmasterplanfortheadjacentMcGillStreetprecinct.Togethertheworkonthesetwoadjacentsitesdex11nesastrategicallytransportorientedurbanvillage.TheSummerHillFlourMillisaniconicsetofsilosadjacenttoadisusedfreightlinethatwillsoonformanextensiontothelightrailsysteminSydneyx19sinnerwest.The2.5hectaresiteisalsolocatedclosetotherailwaystaonsofSummerHillandLewisham.TheplanningwascomplicatedbythefactthatthesitecrossedtwolocalcouncilareasAshx15eldandMarrickville.Addingtotheplanningcomplexitywastheheritagesignix15canceoftheexisngsilosandsomeofthemillbuildingstheneedtointegrateintoasensivelocalcommunityandtoprovideaccesstothenewlightrailstop.HassellwasengagedbyEGFundsManagementtodevelopaschemeforthesiteandlaterengagedbyMarrickvilleCounciltodevelopamasterplanforanareaof3.5hectaresoflandbetweenOldCanterburyRoadandtheHawthorneCanal.ThecombinaonofthesesiteseithersideofthenewlightrailroutecreatesanurbanvillageclosetotheParramaaRoadcorridor.TheFlourMillschemeproposesapproximately300apartmentsandtownhousesincludingsomewithinthesilos.Thisiscomplementedbyaround7000sqmofcommercialandretailspaceprovidinglocaljobs.Newbuildingsupto10storeysareplannedtorelatetothesiloswhichthemselvesareupto13storeysinheight.TheadjoiningMcGillStreetprecinctincludesforbuildingsupto8and9storeyswithnewpublicopenspaceandacveusesonthestreetedges.TheabovesiteisproposedtobedevelopedbyEGFundsManagement.Max1fhewPullingerHASSELL
