11155x13159ParramattaRoadFiveDockMarkLouwALLENJACKCOTTIERAJCFKMandotherleadingarchitecturalx16rmssuchasBatesSmarthavecarriedoutfeasibilitystudiestothe155-159ParramaaRoad4.3hasiteownedbythefollowingtwoenesCrownInternaonalandtheDrivasGroup.AllsiteshaveinvolvedrezoningfromlightindustrialtomixedusetoensurethatthedesiredcharacterofandfrontagetoParramaaRoadwasmaintainedallowingforcommercialretailcarshowroomfacilies.Strongurbandesignsoluonswererequiredtosupportsitespecix16cdesignandThesiteillustratedbelowisproposedfordevelopmentbyCrownInternaonalHoldingsandDrivasPropertyGroup.AqualitydevelopmentandthecreaonofatowncentreforCanadaBay.www.architectsajc.comdevelopmentintentandtherewasanopportunitytousethesiteasamarkerinsuchalocaontorejuvenatethearea.Giventhesitesgeographicalexcellenceanditsproximitytothetransportcorridorpublicameniesandwateritwasconsideredthatthedevelopmentbeconsideredaneighbourhoodtowncentreandthatideallyalightrailbusinterchangebeprovidedasacommunitybenex16ttothesite.Thetowerbuildingsserveasavisualfocusforthex18towncentrex19andaseriesofconneconsthroughsitelinksareproposedtoconnectParramaaRoadtotheharbour.Inaddiontothemajorthroughsitelinksareaseriesofpedestrianandvehicularroutesprovidingax16nergrainandgreaterpermeabilitytotheoverallsiteanditswidercontext.Theformmakingofthebuildingsensuresaconsistent3-4storeypodiumwithfrontagetoParramaaRoadallowingtowerstobesetbackandavariaonofslabandcourtyardperimeterblocks.Heighthasbeenkeptpredominantlytothesouthernedgeensuringarelaonshipwiththemediumdensitydevelopmentcontextalongtheharbourperimeter.
