9CorridorDevelopmentCambieCorridorSydneyCaseStudyforCorridorParramaaRoadproposalbytheUrbanTaskforce.TheopeningoftheCanadaLinealongCambieStreetinVancouverwasanopportunityforthecitytocreateanewsustainableneighbourhood-theCambieCorridor.Thecorridorhadmanylowdensitybuildingswithlargesitesthatcouldfacilitatenewdevelopment.Theplannedapproachseekstotakeadvantageofthesecricalbuildingblocksofsustainableurbanismbyintegrangthemwithadensityoflandusesandameniestobuildandenhancetheexisngneighbourhoodsalongthecorridor.TheplanfortheCambieCorridoremphasisesmid-risebuildingswithtallerbuildingsatlocaonssuchasMarineDriveandOakridge.TheplanintroducesanewformofurbanismfortheCityofVancouverthatsignalsanevoluonfromthepodiumtowerformsthathavedenedthedowntownpeninsular.Citystaengagedawiderangeofcizensandexpertsthroughouttheplanningprocessandthisledtoagreaterunderstandingofthebenetsofgreaterdensityandmixedusesclosetothetransitsystem.Theplanningprocessestablishedanumberofprinciplesincludingtheneedtobalancecity-wideandregionalgoalswithintheexisngcommunityanditscontext.TheprojectaimedtotakeadvantageoftheopportunitytheCorridorprovidesincontribungtoVancouversgoalofbecomingthegreenestcityintheworldby2020.Theplansays-Maximiseopportuniestoreducegreenhousegasemissionsinparcularthroughdensityandlandusemix.Designandlocatedensiesandformstomeetcityandregionalservingusesadjacenttobeertransitconnectedareaswithdesignapproachesthatrespectneighbourhoodcontextandcharacter.Recognisethathigherdensityformsandmixingofusescanandshouldbeachievedthroughavarietyofbuildingtypesemphasisingmid-risebuildingformsalongmuchofthecorridor.Theplanestablishesheightsanddensiesinparcularprecincts.Between39thand41stAvenueheightsaregenerally6storeysincreasingupto12storeysat41stAvenue.Sitesimmediatelyadjacenttothisinterseconcanexceedthe12storeysiftheycomplywithotherimpactcriteria.AgeneralFloorSpaceRaoof3.0to4.0to1issuggestedbutagainthesecanbeexceedediftheyreachurbandesignandpublicrealmperformancecriteria.
