The Annual Dinner and Development Excellence Awards were held on Wednesday 27 July 2016 at the Four Seasons hotel, Sydney. The awards night was graced by VIP guest The Hon. Robert Stokes MP, Minister for Planning.

 

The Development of the Year 2016 winner is PACIFIC Bondi Beach by Rebel Property Group and Capit.el.

 

The Urban Taskforces awards acknowledge development projects that achieve the best outcomes in terms of client requirements, environment, business and community considerations; as well as time, cost and quality. These awards recognise the crucial role of the developer in making a new development an outstanding success.

Development of the Year 2016 

 

PACIFIC BONDI BEACH

Pacific Bondi Beach is a mixed-use redevelopment of the former Swiss Grand Hotel including 75 luxury residential apartments, 17 lighthouses (penthouses), 18 lofts, a 69 room QT Hotel, plus 5,500m2 retail over two levels, including a Gold’s Gym and Speedo pool, Woolworths Metro and BWS, over eight restaurants and a mix of high-quality food and beverage operations and assorted fashion boutiques plus 152 public car spaces.  With a close understanding of the ever evolving Bondi Beach demographic and urban landscape the developers successfully collaborated with a select group of premium designers to launch the apartments to the market in 2012 achieving a near sellout and record breaking prices to mainly local buyers.  

 

The tailored approach to apartment design and the requirement to retain a large portion of the existing concrete structure presented challenges to the design and construction of the building, which were ably managed by the project team.  Pacific Bondi Beach is an iconic addition to the Bondi beachfront welcomed and enjoyed by residents, the local community and international visitors

KIAORA PLACE STAGE I & II

Kiaora Place, Double Bay demonstrates its innovation through how reinvigorated urban spaces can be created when both the private and public sectors work together to achieve mutually compatible objectives.  The main point of difference is that this project successfully combines retails, commercial and community spaces, provides a new retail and social hub around a new public plaza and is playing a vital role in the revitalisation of the Double Bay town centre.  All retail tenancies were leased prior to completion and turnover is exceeding projections and positive community feedback.  

 

The development has created a new food and beverage hub for Double Bay clustered around a new public plaza.  It is a new place to meet and greet and for social interaction.  The Stage 2 Council Library building is an innovative, state of the art facility which will become a key community focal point as well as Woollahra Council’s flagship within the Double Bay town centre.  The library has been designed over three levels using a flexible floor plan for changing future needs and incorporating the use of zones for different activities and programs.

567 COLLINS STREET, MELBOURNE

567 Collins Street is a striking new landmark office development.  Completed in mid -2015, this Premium-grade office tower is the largest Property Council of Australia Premium Grade office building developed in Melbourne’s CBD during the past 25 years.  Located on the prestigious Collins Street, 567 commands street presence with 74.5m of street frontage that is eye-catching from all angles by 15 metre-high colonnades that frames the entrance of the building.  567 Collins Street achieved lease commitments of over 82% upon practical completion.  

 



The building is now the new home of top-tier law firm Corrs Chambers Westgarth, Australian major utility infrastructure company Jemena, national construction management company CPB Contractors, Regus and also a state-of-the-art Virgin Active Health Club facility.  567 Collins inspires the Victorian community by encompassing major artworks, commissioned by internationally acclaimed artist, embellishing the foyer and public domain. Very simply, 567 is a dynamic, connected building that engages, motivates and inspires both tenants and the community alike.

MASCOT CENTRAL, KENT STREET, MASCOT

Mascot Central was the first master planned community for a now booming Mascot area, breaking new ground in terms of apartment living for the Mascot Station Precinct.  Designed in partnership with PTW Architects, the project features 900 apartments across eight building with a major neighbourhood shopping centre forming the developments hub.  Anchored by Woolworths, the retail centre not only services Mascot Central residents.  It is also the primary retail, dining and lifestyle offering or the entire precinct. Only 6km to the CBD, the pioneering mixed-use development features luxury city living in a rapid growth suburb, supported by the adjacent Mascot Train Station.  

 

 

Residents enjoy a range of five-star resort style facilities including two state-of-the-art aquatic and leisure centres. BRIDGEHILL RESIDENCES

Bridgehill Residences, Milsons Point is an adaptive reuse project comprising the conversion of an existing commercial office tower into a mixed-use residential building.  The project provides 126 apartments ranging in size from 40 to 225 sqm, with two retail spaces at ground level and a commercial component at Level 1.  The site presented many construction challenges ranging from working with existing building fabric through to limitations on site access.  

 


The project successfully adapts a tired commercial building and now features a sophisticated double glazed curtain wall skin with high quality winter gardens and open plan living areas.

5 MARTIN PLACE, SYDNEY

5 Martin Place, Sydney is an exemplar heritage-led urban renewal project which re-establishes the historic importance of the CommonWealth Bank of Australia’s ‘Money Box’ building within Martin Place.  Constructed in stages in 1916 and 1933, the building occupies a prominent corner of Martin Place and Pitt Street.  The new tower rises 19 levels providing approximately 33,500 square metres of Premium Grade office and retail space.  5 Martin Place has attracted a high calibre tenant profile, with 95% of the office space committed.  The development project commenced in October 2012 and completed in December 2015.  It comprises the redevelopment of the historic building, the demolition of the 1968 addition, and the construction of a new commercial tower that cantilevers over the 1933 heritage building.  

The site constraints required an innovative cantilever solution to enable the new tower to be extended over the heritage building with no additional load applied to the historic structure.  Significant heritage features of the building have been revealed and conserved, and lost elements reinterpreted including the sandstone facades and interconnecting marble clad stairs.  The original central light-well has been reinstated as a light-filled atrium, providing natural light to the reconstructed lay-light in the Banking Chamber.

SEVANA & ARIANA

Sevana +Ariana consists of 276 residential apartments and one commercial shop, adjacent to the magical bushland views of Batten Reserve.  The development includes a mix of studios, 1’s,2’s and 3-bedroom apartments all with secure car parking, balcony/courtyards, storage facilities, secure entry and rooftop common areas (including BBQ areas), gym, pool and 32 seat theatre.  The development has a mix of purchasers.  All categories are well represented (first home buyers/downsizers/investors and young executives) due to the affordable price point, strong transportation links and central location to the City/Ryde/Chatswood and Macquarie Park.  


By reducing sizes through removing dead spaces, Sevana + Ariana has allowed for a more liveable environment, making a 75sqm 2 bed apartment feel like you are in a 100sqm through good design initiatives, removing long corridors and having cleaner lines.  Apartments have good solar access, cross ventilation and vistas.  Hyecorp as a developer and builder allows clients to customise certain features, such as colour schemes and finishes (incl. sower screens, taps, accessories, floor coverings etc), further adding to the desirability.

ANADARA & ALEXANDER, BARANGAROO SOUTH
Developer: Lendlease
Architect: FJMT, PTW Architects

 

Anadara and Alexander was the most successful residential development in Lendlease’s history and set new records for luxury residential developments in Sydney.  The development comprises 159 apartments across two buildings and is the first stage of residential apartments to be delivered at Barangaroo South.  Both buildings occupy absolute waterfront position and every apartment boasts stunning views of Sydney Harbour.  Anadara was designed by FJMT’s renown Richard Francis-Jones and is named after the Sydney Cockle.  Its design represent earth, water and sky, expressed by the earthy terracotta coloured façade to the south which is contrasted by a striking, white curvilinear feature nicknamed ‘The Cloud’.  Alexander was designed by PTW architects, led by Andrew Andersons, and is name after one of the First Fleet ships.  Alexander is a boutique wharf style building inspired by its maritime setting.  Lush green walls embrace the façade and rooftop, adding interest and framing Alexander’s harbour views.  


The apartments have been designed to achieve a 5 Star Green Star rating whilst delivering a luxury residential product befitting the premium waterfront location.

WASHINGTON PARK
Developer: PAYCE Consolidated Ltd

Washington Park is the culmination of all of PAYCE’s experience, passion and tireless work in building cohesive communities where people feel at home, enriched and welcome.  Not simply a new development but an entirely new suburb, Washing Park’s beautiful parkside location, wealth of open space and vibrant garden retail plaza combine to create an environment designed to promote healthy, happy living and social interaction.  Washington Park is a 3.5 hectare integrated urban renewal project, combining a mix of social and private housing, situated in Riverwood North in Sydney’s south west.  


Washington Park is approximately 15% of an existing Housing Estate, which houses another 1,000 older style social housing dwellings.  This is one of the largest urban renewal projects currently being undertaken by the NSW Government in conjunction with a private developer.

KOI, PARRAMATTA

Dyldam’s vision for KOI Parramatta exceeded its original commercial office DA.  Dyldam created a mixed use development inspired by Parramatta’s city of the future status.  277 apartments reside in two elegant towers that rises above 861m2 commercial space and two tranquil open-air koi ponds.  Inspired to fuse both nature’s tranquillity and modern CBD living, Dyldam created KOI Parramatta – a 20 storey mixed use development in keeping with Parramatta’s vibrant evolution into a city of the future.  

 


Koi’s entrance displays a modern aesthetic that also embraces the principles of place-making and pays respect to the site’s history with an integrated shadow box display.

SPRING COVE ESTATE

Spring Cove Estate is a limited collection of 38 dwellings on Sydney Harbour, in Manly.  The development includes 16 apartments, 5 town homes, 5 homes and 12 land lots.  Spring Cove is unique in that it offers a once in a lifetime opportunity to live in a luxurious coastal masterplanned community fringed by Sydney Harbour and Sydney Harbour National Park, creating  a place which delivers a benchmark lifestyle that coexists with sensitive ecosystems. The site supports an endangered community of bandicoots and is situated next to endangered fairy penguin habitats and seagrass beds.  The site was a development of the last stage of the St Patricks Estate owned by the Trustees for the Roman Catholic Church, for the Archdiocese of Sydney.  Spring Cove Developments undertook the development under a Development Rights Agreement with the Archdiocese of Sydney.  The properties were with an 82 year lease + 17 year option consistent with the previous developments on St Patricks Estate.  

The terraced design of the Estate follows the natural topography of the land, minimising the impact on the heritage elements and trees which ensures each dwelling has views of Sydney Harbour and City skyline beyond.  The apartments sold out in 8 weeks.

FOUR POINTS BY SHERATON, 161 SUSSEX STREET REDEVELOPMENT

Stage 1 of the 161 Sussex Street Redevelopment project involved the refurbishment of the existing operational hotel, the reinstatement of and connection to heritage buildings along Sussex Street and the construction of a new 3,450m2 event space spanning both the north and southbound carriages of the Western Distributor freeway.  An adjacent 25 storey hotel and commercial office tower will be completed in Stage 2.  One of the key goals of the project was to complete the works with minimal disruption to either the 600-700 hotel guests that stay in the hotel each night or the 80,000 vehicles that commute via the Western Distributor daily.  The completion of Stage 2 tower will provide 222 new hotel rooms over 14 floors to supplement the existing hotel rooms, bringing the total number to 892 making it the largest in the southern hemisphere.  


There will also be 7,400m2 GFA of commercial space over 9 floors at the top of the tower.

MARK MORAN LITTLE BAY

Mark Moran Little Bay sets new standards for retirement living excellence and innovation in Australia and internationally, driven by the owners vision to transform the quality of design, customer experience and wellbeing outcomes for seniors.  The redevelopment of the facility and the addition of a Behavioural Home in 2014 have shifted market expectations of what can be achieved in aged care and retirement living.  The architectural and interior design quality has set further benchmarks for users, the wider community and industry.  Originally developed in 2004, the site comprises an area of 11,150m2 with a two and four storey aged care facility.  


The facility provided 137 room split between low and high care.  The $6 million total redesign and redevelopment created an innovative award-winning dementia and behavioural care home on the ground floor and high-end executive lounge areas, known as The Captain’s club, and rooms on the upper levels.  The redevelopment enabled the addition of 18 resident rooms, taking the total to 155 Suites.
