The Annual Dinner and Development Excellence Awards were held on Wednesday 30 July 2014 at the Four Seasons, Sydney. The awards night was graced by VIP guest the Governor of NSW, Her Excellency Professor The Honourable Dame Marie Bashir AD CVO.
The Development of the Year 2014 winner is One Central Park, Sydney by Frasers Property and Sekisui House.
The Urban Taskforces awards acknowledge development projects that achieve the best outcomes in terms of client requirements, environment, business and community considerations; as well as time, cost and quality. These awards recognise the crucial role of the developer in making a new development an outstanding success.

ONE CENTRAL PARK, SYDNEY
‘One Central Park’ is the first stage of Central Park, a $2 billion mixed-use urban village on Sydney’s Broadway, by developer Frasers Property and Sekisui House. One Central Park is the landmark first mixed use residential and retail stage of the Central Park precinct. The first stage completed in January 2014, comprises two iconic, richly painted residential towers rising above a retail centre, intimately connected by terraced gardens to the main park beyond. Designed by award-winning Parisian architect Jean Nouvel with local collaborator PTW Architects.
One Central Park features the worlds’ tallest vertical gardens by artist and botanist Patrick Blanc. A lighting artwork by Yann Kersale is housed within a heliostat affixed to a monumental cantilever extending 80m from the taller tower, delivering the towers distinctive and defining profile. One Central Park achieved a 5 Star Green Star rating for design under both the Multi Unit Residential tool and Retail Centre v1 GBCA rating systems. In essence, Once Central park is the literal green visual embodiment of the social and environmental work, live and play principles laid down for the entire Central Park master plan. One Central Park has been an aesthetic triumph and a commercial success for developers Frasers Property and Sekisui House.

ELIZA, SYDNEY
Ceerose as both developer and builder have transformed a tiny 280sqm infill site into one of Sydney’s most remarkable and meticulously crafted residential projects, the Eliza apartments. Eliza is a luxurious residential flat building located at Nos. 141-143 Elizabeth Street, on Sydney’s Hyde Park. It comprises 10 x 2 bedroom apartments, 8 whole floor apartments and a stunning 3 storey penthouse, with 4 bedrooms and multiple indoor and outdoor living areas.

LIBERTY PLACE, SYDNEY
Liberty Place, an amalgamation of five separate sites is situated over two street frontages, connected by a plaza and comprises of ANZ Tower, a 42-storey commercial tower. Legion House, A heritage listed building from 1902, refurbished and extended to become a five-storey office and retail building, 167 Castlereagh Street, a three-storey office and retail building.
Liberty Place is a commercial office and retail development that was conceived in the midst of the global financial crisis. The completed project signifies leadership not only form an economic perspective but also in locational attitudes. The departure of 2 major institutions form the ‘golden triangle’, historically renowned as Sydney’s premium commercial address is a great signifier of the changing attitudes towards the future development and prosperity of Sydney’s CBD. The development is the product of an architectural vision driven towards positive outcomes for the community through the public domain interface including a strong emphasis on creating new public spaces, an interesting urban form, public art and community awareness through the accommodation on a rent free basis of the St James Ethics Centre within the development.

WOOLWORTHS BALGOWLAH
The Balgowlah Woolworths Supermarket is located at the convenient and prominent corner of Hayes Street and Rosebery Street, in the Northern Beaches suburb of Balgowlah. The development incorporates, a full line Woolworths Supermarket and local cafe, at grade and basement parking for 210 retail customer vehicles, rooftop car parking with 105 commuter/public car spaces.
Prior to this development, the industrial zoned site was underutilised though conveniently located in the centre of an emerging retail precinct. Throughout the lengthy rezoning and planning process the project was managed with a clear vision. This resulted in a supermarket centre which was established to fit harmoniously into the surrounding context whilst maximising public and commercial benefits. Balgowlah Woolworths has exceeded the expectations of the developers and also the team of consultants and builders that pulled the vision together. The development has reinvigorated the local area and community by increasing the retail offer and convenience and is proving a popular meeting place and community base. It lives up to the original philosophies envisaged by the developer, planners and architects, and creates a civic-minded centre that enjoys a superior level of connectivity to a vast range of amenities and a host of lifestyle options.

JACFIN RICOH DEVELOPMENT, EASTERN CREEK
The first 5 Star Green Star Industrial Development in NSW, this cutting edge facility has raised the benchmark for industrial development. Started in October 2012 it was completed 13 weeks ahead of schedule and within budget in only ten months. Ricoh Australia committed at the very start of the design process to a ten year lease. By undertaking and achieving the Five Star Green Star rating, Jacfin has exposed many local sub-contractors to best practice sustainability processes.
This is invaluable experience for local businesses and should inspire the NSW construction industry to implement similar measures on other industrial projects. A new cafe and exercise facility are currently in planning to improve the working environment further for staff and to create a sustainable campus style development. |

HAMILTON HARBOUR, BRISBANE
Hamilton Harbour is a dynamic mixed use riverfront development located just six kilometres from the Brisbane CBD offering 660 apartments with spectacular river and skyline views, 7000m2 of office space and 4,000m2 of retail.
The Hamilton Harbour development has transformed a dilapidated waterfront industrial area into a cutting edge, riverfront, mixed use precinct which provides its workers and residents a highly desirable place to work, live and play. Comprising 660 apartments boasting Spectacular River and skyline views, 7,000 square metres of office space and some 4,000 square metres of retail space, the precinct boasts a location just six kilometres to the CBD on one of Brisbane’s key arterial routes into the city. The development was delivered through a joint venture partnership between Leighton Properties and Devine, with the master planned delivering a thriving community of workers, residents, shoppers and diners which have integrated into the exiting Hamilton community. The commercial and retail offering is a dynamic and high amenity environment, which is anchored by Woolworths new format concept store and is supported by a number of boutique retail and restaurant tenancies whilst also offering a 24/7 gymnasium.

Winner: Development Excellence Award for Adaptive Re Use Development 2014
PANORAMA APARTMENTS, CROWS NEST
The redevelopment of an existing 16 storey commercial and hotel building at 200-220 Pacific Highway, Crows Nest. The development comprises 3 buildings between 5 and 17 storeys with 210 apartments. The development was fully sold-out prior to the final completion of the project. The resurgence of interest in inner city apartment living, particularly in areas such as Crows Nest being in close proximity to shops, restaurants and public transport, made this project a viable development for the Barana Group.
The project involved the redevelopment and conversion of the existing 16 –storey ‘Armada’ Hotel and commercial tower and two other lower-rise buildings on the site into residential apartments with a retail component as street level. The market acceptance of the apartments was overwhelming with more than 50% of units sold prior to construction commencement. The remainder of the apartments were sold-out prior to final completion of the construction works. The impressive views from Panorama are a feature of the development, but more than that they are ‘secured’ views.

8 CHIFLEY SQUARE, SYDNEY
8 Chifley Square is a building of iconic architecture, innovative planning and design, sustainable construction and operation and a workplace that pioneers new ways of working and delivering organisational change to those companies who occupy the building.
With construction commencing without a major tenant on board, the project is a testament to Mirvac’s integrated delivery model, showing business agility and problem solving at its best. The success of the building is measured in financial performance, high level of sustainability reached and end user satisfaction. 8 Chifley stands as a flagship office projects for Mirvac and sets the benchmark for future CBD developments. Mirvac set the bar high designing to achieve a 6 star Green Star rating and 5 Star NABERS rating, along with a premium grade status under DLA guidelines.

171 COLLINS STREET, MELBOURNE
Developed by Charter Hall and Cbus Property, 171 Collins Street is Melbourne’s new benchmark for business. Its stylish design, historical elegance and outstanding facilities deliver a new measure of success on Collins Street. The building is Victoria’s first Premium Grade 6 star Green Star office building in over 20 years.

ESQUE, MOSMAN
ESQUE provides 29 high quality apartments, with 18 different apartment designs over four levels, with a double level basement containing oversized parking for 54 cars and extensive additional storage. The project was sold out prior to completion. The large majority of Purchasers were Owner Occupiers who lived within a 2km radius of the site.

ROYAL RANDWICK GRANDSTAND
Royal Randwick Grandstand - More like a five star hotel than a grandstand the $168 million, 35,000m2 building has a capacity of more than 14000 and houses over 80% of its occupants in airconditioned comfort and with the latest audio-visual technology. The five level structure includes ground floor betting auditorium, internal tiered dining catering for over 1300 diners, 1000 capacity ballroom, 24 corporate suites, Owners Pavilion, 11 bars, 11 commercial grade kitchens and Sydney’s newest elite membership.
The first grandstand to be fully flexible for race day and no-race day events, it sets a new benchmark for design and flexibility. Benchmarked to achieve an annual 10% return on cost through utilisation 35 days a year rather than just a “dumb” grandstand utilised 35 days a year. Five star hotel type fit-out in the majority of usable areas. Theatre of the Horse and Owners pavilion a first for Australian racing. High quality internal and external architectural design, Equivalent of a four star green star rating. Utilised the existing QR11 grandstand structure with no impact on quality viewing and functional spaces. Provided a cost saving (identified through the tender phase) of between $6-$20 million. Sets new standards for technology in a grandstand and has the largest centrally controlled LED panel system in Australia. |
